Renting a home or PG in Chandigarh

Most renters in Chandigarh take a floor of a house, a Housing Board flat or a room in a paying-guest (PG) house. Here is how the process works and what to check.

Where people rent

  • Near Panjab University and PGI (Sectors 15, 11, 24, 25 and village areas like Khuda Lahora): rooms and PGs for students and hospital staff.
  • Central sectors (7, 8, 9, 10, 16, 18, 19, 21): floors of independent houses, higher rents.
  • Southern sectors (from 38 to 56 and 61, 63): Housing Board flats and society apartments.
  • Mani Majra (Sector 13): housing complexes, convenient for the railway station and Panchkula.

Prices change quickly, so compare several listings. Our rentals board and PG board carry free local posts.

Before you pay anything

  1. Visit in person and meet the owner. Never pay a deposit for a place you have not seen.
  2. Ask who owns the property and see an ID that matches.
  3. Check water pressure, power backup, parking, and whether electricity is on a separate meter or a sub-meter.
  4. Agree the rent, the deposit, maintenance and who pays which bills, in writing.

The rent agreement

A written rent agreement protects both sides. It is usually printed on e-stamp paper and signed by both parties with two witnesses. It should cover rent, deposit, notice period, the lock-in period if any, and who pays for repairs. Agreements longer than 11 months normally need to be registered; most people sign for 11 months and renew.

Police tenant verification

Landlords in Chandigarh must give their tenants’ details to the police. Orders issued under the District Magistrate’s powers make this compulsory, and landlords who skip it can face action. Verification can be done online through the Chandigarh Police and Sampark services, or at the local police station. Tenants should expect to provide photo ID and a photograph. Domestic help also needs verification.

PG accommodation

PGs usually include a room (single or shared), meals, Wi-Fi and cleaning. Ask about meal times, guests, gate closing times and how electricity is charged. Get a receipt for every payment.

Common scams

  • “Owner is abroad, pay the deposit online and we will courier the keys.” Walk away.
  • Brokers demanding a large fee before showing any property.
  • Listings with photos copied from elsewhere: ask for a video call or visit first.
